protects you against damage caused by water that enters your home as a result of a backed up external drain on your property

RoofGuard coverage
protects you against damage caused by water that enters your home through an opening in the roof or around windows and skylights

Building By Law CoverageIn the event of an insured loss, BCAA offers coverage against extra expenses needed to bring your home up to building code when you rebuild.

When your home was initially built, it may have met building bylaws and codes. But in the event of a loss today, you may have to upgrade, including plumbing, carbon monoxide detectors, or hard-wired smoke alarms.

Coverage includes:

  • coverage starts at $10,000 with the option to purchase additional coverage, up to $60,000.
  • covers the additional cost required to comply with any municipal by-laws for demolition, repair or construction of buildings

Assessment Coverages (condo only)In the event of an assessment, BCAA protects you for your portion of the Strata Corporation building costs or the deductible on your Strata Corporation's insurance policy (subject to term and conditions).

Deductible assessment coverage

Deductible assessment coverage protects you in case you're responsible for the deductible when the Strata Corporation files a claim.

For example, if the pipes in your condo building burst, your Strata Corporation could decide that claiming against the building insurance policy is the best option. This means that the deductible to be paid on this claim would rest with the Strata owners. Depending on the amount of contingency fund available, the cost of the deductible could be turned over to you – and the other owners.

Contingent Liability Assessment

If there is a large liability claim against your Strata Corporation, and the Strata Corporation’s policy doesn’t have adequate insurance to cover the claim, the condo unit owners may be responsible for a portion of the liability award.

Property Damage Assessment

If there is extensive damage to a common area of the building or grounds and your Strata Corporation is under-insured, each condo unit owner may be held responsible for a portion of the damage costs.

Identity TheftPrevention is always the best cure. But if the unforeseen happens, BCAA offers coverage against identity theft.

  • Costs incurred due to the fraudulent application for credit in your name
  • Legal costs incurred in your defence from lawsuits brought against you by merchants or collection agencies
  • Legal costs incurred in the processes involved in restoring your credit history
  • Lost wages resulting from time required away from your employment in dealing with matters pertaining to an identity theft
