Strata property damage

(Only applicable to condo owners)

Your portion of the cost to repair damage to collectively owned condo property, for a claim the strata corporation and your insurance policy cover, but the strata corporation doesn’t have adequate coverage for.

(e.g.: a fire breaks out in the building’s common room, causing $1MM in property damage, but your strata corporation’s policy only has $750,000 in coverage. The unit owners must cover the remaining $250,000. This coverage would step in to help you cover your share.)

Strata liability

(Only applicable to condo owners)

Your portion of the settlement if someone is injured on collectively owned condo property, in the case that the courts determine the strata corporation is at fault and award a judgment that's higher than the amount of liability coverage in the strata corporation’s insurance policy, and if your policy covers that type of injury.

(e.g.: someone slips and falls on an icy sidewalk and claims for damages of $2MM, but your strata corporation’s policy only has $1.5MM in coverage. The unit owners must cover the remaining $500,000.This coverage would step in to help you cover your share.)

Unit additional protection

Policy type

Enhanced from “named perils” to “comprehensive” policy

This was a “Named perils” policy. It only provided coverage for causes of loss that were specifically stated in the policy. If it wasn’t included, then it wasn’t covered.

This is now a comprehensive policy. It covers all risks, unless there is a specific exclusion or limitation in your policy.

Lost rental income while completing repairs for an insured loss
